Conventional

Conventional loans offer 40, 30, 25, 20, 15 and 10 year fixed rate options and 1 year, 3/1, 5/1, 7/1 and 10/1 ARM options.  Most of these products are offered under Full Doc and Stated Income Stated Income (SISA) documentation types and some include an Interest Only option of 10 years.  Maximum loan amount of $417,000.


FHA

FHA offers 30, 25, 20 and 15 year fixed and 1 year, 3/1 and 5/1 ARMs.  Loans that meet FHA guidelines are fully insured by the FHA under the National Housing Act.  Loan amounts up to $200,160.


VA

VA mortgages allow 100% financing on Primary Residences for eligible veterans or survivors and are guaranteed by the Veterans Administration.


Alt A

Alt A offers 30 and 15 year fixed rate and 3/6, 5/6, 7/6, and 10/6 ARMs.  All of these products are offered under Full Doc, Stated Income Verified Assets (SIVA), Stated Income Stated Assets (SISA), No Income Qualifying (NIQ) and No Doc, and include Interest Only option up to 10 years on loans amortized for more than 15 years.  Loan amounts up to $3,000,000.


Jumbo

Our Jumbo loans offer 30, 20, 15 and 10 year fixed and 3/1, 5/1, 7/1, and 10/1 ARMs on both Full Doc and Stated Income, and includes Interest Only option up to 10 years on all ARMs and 30 year fixed.  Loan amounts to $1,500,000.


HELOAN

Home Equity Loans are fixed rate and term second mortgages which can be taken out at the time of purchase, if the first mortgage product allows, or can be taken out after you have owned your residence for generally one year or more. The loan amount is based on equity in the property and credit scores.


HELOC

Home Equity Line of Credit is a variable rate second mortgage.  It can be taken out at the time of purchase, if the first mortgage product allows, or anytime after you have owned the property.  The loan amount is based on the equity in the property and credit scores.
